I've been thinking about scouring CL to find furniture to stage my rentals.

I've gotten a lot of free furniture from there and I always tell people how simple it can be, especially considering the amount of people that just up and move out of Miami and leave most things behind!

Most hourly rates for cleaning in my area are $15/hr if I provide supplies.

The lack of supply is what is making home values skyrocket, and so does the cost of rent.

About 7 years ago, I rented my one unit to a CEO of a smallish company.... great guy, good taste, good furniture, kids all go to boarding school in GA.... 2 years in, he started to run behind... 6 months later, completely stopped paying....

It could be just the fact that they have the current living space jammed full of bulky furniture.
