What Impact Does a New Housing Development have On a Community?

Im torn, between the understanding that in Los Angeles County there is a real need for new housing. The benefits new housing does to the real estate market is good for potential home buyers and renters. The lack of supply is what is making home values skyrocket, and so does the cost of rent. The other side of the argument is for the existing homeowner. In LA we have too much traffic already. If a family of 4 moved into each one of the new homes built on a conservative estimate that would mean 2 cars for each house now on the road.  If the development is on the same street as a homeowner and that home owner enjoys some quietness and privacy with things being as is. If that home owner was against the development would that be enough to stop the new homes from being built? 

My question is.

If you're a home owner, how do you feel about new housing developments in your community?

And if you are developing new housing projects, how do you highlight the positives to the community?
