So assuming SFH you would be out of luck on getting it applied (I have tried - best bet is to buy in January as it is only evaluated yearly, so you could get a year of reduced taxes). 

Then you need to evaluate are the rents at market.

Hi, I am considering setting up a Self Directed IRA and Checkbook LLC, in researching custodian companies I find there are not a lot of resources for those trying to evaluate different providers and get an idea of their longevity, assets under management, fee structure, etc. 

What things should I consider when evaluating self-directed IRA companies?

I plan on being a “passive” investor, specifically looking at duplex’ or single family homes to buy and rent out.I wanted to evaluate with you all a potential duplex that I came across.

After two months with little progress and lots of money spent we hired a handyman.

I trust them but still wouldn't want to take full responsibility for the mortgage without any legal protection.Our lawyer suggested that we talk to lenders (in progress) and get under contract before officially forming the partnership LLC.
