It's been super helpful for myself and my clients in Colorado Springs. 

My cpa won't even take a sd case since its cost prohibitive for his company (even if billing by the hour) and the client.

Right now its very difficult to even breakeven with 100k down on a 330-350k decent size sfh.

We know we bring value and are attracting our ideal clients. 

This should have absolutely been disclosed, and the sellers living out of the country makes it much more difficult for you to get anything from them.

Probably still not cheap enough for most investors to pull the trigger and probably too "run down" or difficult to finance for retail buyers.

I would suggest looking at what you want at the end and working backwards (this will be difficult at first, but do your best and you'll fill in the gaps later).  

I'm looking for someone who can relate a little bit with their clients rather than a firm that is so big that you feel like just a number to them.
