Many agents start as part time, and if you have the network, it won't be difficult to sell 1-2 homes every few months or refer it out. 

Common sense tells me that getting approved for 3rd mortgage when I want to buy a place for myself will be difficult, but maybe investment properties are viewed differently?

Investors are always looking for a good deal under market value.That being said, it's extremely difficult.

I would like to invest in property and then rent them, however I am a student and I can not work, this makes it difficult for me to get a mortgage, becouse i don't have the right credentials.After a year of university attendance I can take the SSN for work, at that point I will have the right credentials, but I do not want to wait a year !!
