Regarding your personal number, I only have one phone number that I use for everything.One thing going forward is to have a tenant profile for the property which spells out the requirements such as credit score, criminal background, no evictions, pet rules, smoking, etc.

Of additional thought, if you are going to add security cameras, throw in smoke and monoxide detectors for good measure.

You need to be clearer about your scope, e.g. replace the knob and tube or properly label outlets not-grounded and wire smoke detectors.Splitting the meter is probably not worth it.
