In the near future I will be using an FHA loan with a low down payment to purchase my first investment.

The landlord will only take me out of the lease of the roommates sign for it. can this affect my ability to buy rental homes in the future?

The neighborhoods I'm currently invested in are hot, but I dont want to be so scared to sell because of the future value of my properties that I miss out on opportunities right now.Thoughts??

In the future, all inherited tenants should be left on month to month lease, or ideally ask for units delivered vacant.

I met the seller who does the occasional flip.... good to keep her number handy in case I am looking for something in the future... and apparently her dad has a small construction company, so thats handy if I need to possibly get a price on some repairs or remodelling that I don't want to tackle myself.

Ultimately I'll be a pilot in the National Guard, so we'll be back up in Massachusetts.We want to keep our current home, at least for the immediate future.

Any future loans will not have this charge.
