The defrost board comes into play when the temps are really cold and damp the outside unit will start to freeze up and the defrost board will stop the outdoor fan and switch the reversing valve back to cooling mode and bring on the electric heat inside so it doesn’t blow cold air on people inside.

I'm personally not a huge fan of single-family investments as the returns in my opinion are not as good as you can get in the commercial area but it's most likely a safer way to start as people always need shelter so assuming the house is in reasonable condition and you price it right you should have minimal vacancy.

So I'm definitely a fan, but, like @Eric Schultz said, the thing to watch out for with a LOC is the variable rate.
