I would like to know if there are legal ways to block off certain portions of the home or potentially have a mother-in-law suite.I enjoy doing renovations around the house and have experience with flooring install, paint, vanity and cabinet install, drywall repair and minor plumbing and electrical.

It's one of my favorite places...Basically, they pick up used furniture, appliances, screen, cabinets, etc. at no cost and then resell them at modest prices.The stores near me have tons of used appliances in good condition a fraction of the cost to purchase new.

Just wondering what is everyone doing with the rehab on there properties, i know you get a contractor, but do you have to go shopping on what tile and flooring to use and fixtures to buy etc... or do you just tell the contractor what you want and they get it, and if you do go shopping for flooring or kitchen cabinets and bathroom stuff, do you guys go to lowes or home depot to get them??

Thats a pretty high rehab budget, for $90K you could build a new 1200 sq ft house with a basement and a garage, the biggest rehab we did was $44K it was a full gut, to the studs new plumbing, electrical, roof windows drywall, Hickory cabinets, Real Wood floors, new tubs,  everything in 1650 sq ft. we did some of the work, but still,  unless contractors are big money out there, and you need top of the line everything, i think the rehab is off. but i could be wrong.

I could literally order all cabinets now and have them by time of closing. 3 weeks was actually giving myself extra time :) The rent is what scares me, there isn't many rented units in the building so comps are hard to come by.

It would involve all the trim, cabinets and the walls.The kitchen is about 15'x18' with a 5'x8' divider through the middle. 8 foot ceilingsAlot of cabinets, probably half of the wall space are cabinetsI was quoted 2700 (just labor) and it would be completed in 3-4 days, they could start this weekDoes this sound right?
