First rental purchase

This upcoming fall, ill be buying my first rental property. I'm an active duty airmen stationed at JBLM in Washington. Ultimately im looking for tips & tricks. im doing as much research as I can, I plan to use my VA loan & house hack and I already have 2 colleagues on board to room with me once I buy this house. Is there anybody who can give me advice on deal analysis? This market here in tacoma is a High cost of living area. very expensive for subpar properties. is anybody on this forum from around here? any tips/tricks/advice?

Yes, the market is pretty hot. Properties that need some work (paint, floor, cabinets,....) may have a little less competition.
