As soon as I and renewed the lease the tenant wrote me this long message with all these things wronge, including drain smells bad(she’s been putting bleach down the drain to kill the odor, the lights in the kitchen and bedroom are flickering(this ones easily fixable) & the bathroom floor is in-caving because of water damage(she suggested a new shower door).

I had to invest about $1k into the turnover due to a lot of things not to code with outlets, drawers not working, fan in bathroom not working, and painting.

Looking at the outside shot of the home, I can see that the roof isn't in perfect condition... it's either really old or structurally there's something wrong with it and I know roofs are a VERY expensive thing to address.

If the RE properties were in your name(Not in LLC) and it was rented directly to medical practice as your capacity as an owner, there would be Self - Charge interest rules, but I am guessing the ownership of the RE properties is under LLC whose business activity is rental, so those rules can be bypassed if structured carefully.

They had a one page sheet to explain there profit lossEverything they told me at this point has not been verified.They take in $124,320yr.They pay 11821 school tax6500 village tax3000 town county tax5000 insurance 3770 for landlord electric and hot water for the whole building2500 for heat and electric for the rooms for rent 1700 for the cleaning of the shared space and bathrooms for the rented rooms (2 shared baths and hallways for rented rooms)375 snow plows500 general maintenance 320 lawn care4300 for village water and sewer.
