Real estate private investment group

Hello all, I have been investing in multi family real estate for about 12 years. I have always invested on my own but I am now starting a private real estate investment group based in Miami. I have opened my LLC as the company brain, and a LLP where my Brain LLC and all the other investors’s LLCs will convey. I am now working with a lawyer to prepare the operating agreement and offering documents. The idea is to focus on cash flowing multi family building in high density medium-lower income areas. Will identify the building, conduct the due diligence, buy it and hold it for 3 to 5 years. Then if we have enough appreciation we would sell it and possibly re-investing in another larger building using a 1031 exchange to defer capital gain taxes. I have a couple of investors to start with and I have a couple of questions: 1. How do I organize an open-ended group? I will be participating with money too at the first round and would like for the group to be open to other investors that want to come in now, but also later in time. Let’s say I buy a first building now with 2 investors, then in 7 months another investor wants to join in. How do I accept this investor’s money? What is the typical open group structure? Do I accept the other investor’s money only when I have enough money to buy another asset, or I get them immediately? 2. What is the typical finding fee for professionals (lawyers, CPAs, consultants, etc.) that find investors to join my group? Any suggestions? Can I also pay non-professionals to find me investors? For example an existing investor that brings another friend in. Thank you for your expertise and inputs. I love this real estate platform! Greetings.
