The property I managed was a 26 unit, 2-story single building, no frills, no balconies, showers only, old building, high ceilings, no elevator, with mainly tiny studios (about 250 square feet).  

I just checked and the place I used to manage has a studio for rent.  

I'm in the process of buying a home with a detached garage and studio in the back.

If I had the money, I'd buy a building within a block of a law school, and turn it into a bunch of studio apartments, if it wasn't already that way.  

He's in a small studio, which he's now paying around $950 for, which if he was to move out could be rented in a day for at least $1400.He wanted to know if I'd be a reference because he doesn't like the new manager. 

Aside from any penalties imposed by your city, if the tenant has any kind of rental agreement and it turns out you cannot hold up your end of the deal by providing said unit, you have broken a contract.Let me give you an example:I had a neighbor at an industrial property convert a garage illegally into a studio apartment.

I recommend that, as I actually enjoyed the audio version.

It had mainly very small studios and a few large studios and only 5 1-bedroom apts.  

I was approached at one point by one of the traveling nurse employers/head-hunters when I had an ad on Craigslist for a studio apt.
