I would want to use a lawyer in a more secure deal where I know I could afford him.The deals that came in are both two bedrooms and under 1000 sq ft, which makes me skeptic about my ability to sell them with barely a buyers list.

The reality is such an option does not exist all the time and there comes a point where there is a less painful option and a more painful one.Maybe hope for a cash buyer so you do not have to pay closing costs for the buyer.

To get something in your price range that is in a more-desireable area for you and your family to live in, maybe check to see if you can get a fixer upper funded with private (or hard) money, then once it is "move-in ready" refinance with the VA loan that is available to you as a vet.

Doing some estimated numbers, adjusting with all three of those above and an average interest rate, at 30 years, it still doesn't cashflow much, HOA fees are at 880 quarterly. so its looking like a more of a flip kind of deal. the listing was posted just a few days ago and when visiting the property with the REA she noticed what she thought was an investor taking photos.
