Now if you are strictly doing flips then it may be more effective to only knock on doors that are one of the following:Sheriff sale propertiesPre foreclosure 90 day late 2+ year late taxes Code violations Owner occupied evictions (usually multifamily) Expired listings FSBO This is more time consuming and requires route planning but for flips this is the list of people who have a higher chance of having distress & would give up equity to solve that problem & close quickly.

Bullet Points for St Petersburg:Short term rentals (anything less than a month) are technically illegal, but...Code enforcement only enforces this on a "by complaint" basis.The City can't change this law in any way (in either direction) without risking losing the ability to regulate short term rentals altogether, so...We have a thriving Air BNB "black market", but it's inherently risky and you should not base your long term cash flow numbers on this model...the smart strategy seems to be get it while you can, but be prepared to quickly shift to a long term rental strategy if you get busted.

There are probably building codes involved as well regarding egress in an emergency - so getting light to the rooms is the least of your worries in that case.

He is licensed, insured, bonded, AND experienced, conscious of code requirements, fair priced, reliable, trustworthy, AND does the job for the price he quoted (unless there are very atypical circumstances involving hidden conditions).Definitely worth meeting him and getting a bid.

Unless the web page has specific CSS code in it for printing, getting a nice print out is very hit and miss.Try different browsers.

As long as your having a contractor set up the venting and plumbing that will meet code requirements it's just sometimes people don't factor that in.
