Don't label the deposit pet or anything else, it should all be one big deposit you can use on any damage/loss.My logic for the fee is that I prefer to have a pet free house.

"Condo Association" is all my loan officer had to say to strike away all my excitement in becoming an investor....It's been hours everyday in anticipation, knowing I had a little golden goose waiting to claim.....What is standing in the way is ......The condo has ridiculous fees and management was known for all their problems so I knew there was NO WAY they'll meet the bank's preferences.....surely enough I'm right!

Would one prefer to be directly north of (e.g., Walllis Ave) "or" east of the Holy Name Cemetery (e.g., Stuyvesant)?  

Apartments are preferred to SFR because of the operational efficiency achieved.

Certainly it would not hurt to call posing as a renter but I prefer the direct path.
