In fact, I'm in the middle of refinancing my primary house now and it was appraised last August so the same lender actually waived the requirement of an appraisal even though it has been longer than 6 months. 

I think you already signed up for the risk you took in allowing roommates dependent on each other to afford rent and your tenant is acting honorably in communicating vs sneaking out in the middle of the night.

You offload all the maintenance on your tenant/buyer and basically just keep the spread acting as a middle man between two groups of people who have money trouble.The rock star version of this is you do it with nice $300,000+ single family houses and sell them for 20% above fair market value (sale for $365,000 or more) to people who have excellent income but crappy credit, so they're willing to overpay and bet on an appreciating market so they don't mind as much being skinned alive on both the above market rent and above market sale price.Like I said....somewhat dubious morality here, but legal in many states. 

Anything that went on the market in that middle range was snatched up fairly quickly with multiple offers. 

South east atlanta has gentrified and now its moving to south west.

WPI, Holy Cross, Shrewsbury Street, East Side, West Side, Green Island probably get you higher rents than other sections of the city and you will pay for that. 

It’s a 3 BR 2 BA at 1700 sqft, bought in the middle of a neighborhood where million dollar homes are popping up for 400k.

Given the close proximity and overlap of many east coast states it is likely many lenders are licensed in multiple states.
