Help finding a lender for out-of-state investment

I live in NY and I'm currently looking to invest in my first rental property out-of-state in the Philadelphia area. My plan is to apply for a conventional mortgage in order to fund the deal. Are there any differences in choosing a lender in my local state or in the state I am looking to invest in? What are some things to consider?
