There are quite a few websites and You Tube channels dedicated to self storage if you search for themI did some investigating a few years ago, but didn't follow through as the issue in my area is most of them are 2+ million dollar properties and the big players are buying up all the mom and pop smaller places, so its very hard to compete.

You do not want to worry about a tenant trashing your place and being called by a property manager with issues.There are a few professional ball players on this site who chose to remain anonymous.

The amount of time and money it takes to actually get to trial is reserved for insurance companies and bigger players the average tenant simply does not have the wherewithal to take a case to trial.. 

One you find out who the bigger players are just become friends with them.

The market doesn't have time for pretenders because to many real players are in the marketplace.Show me you have the cash directly and show me you are willing to put it on the line to get the deal.

Sales don't have to be "high pressure" generally the high pressure guys are the  mediocre C players...at best.
