Be diligent, do as he asks, and when you have the chance to present an improvement, try to frame it as if it was his idea.

But I'm not improving the real estate stock in my city any further, unless I plan to flip. 

My roofer has pitched me, I see a local realtor who never really sold much pitching deals now, doesn't even own her own home, and even had the bellman at a hotel pitch me, so lots of people who probably know less than we do about syndication, managing apartments, improving performance, etc are pitching deals.
