if they wont give you a copy , simply call or write the tenant and ask them for a copy , offer them a couple of dollars if need be .

I believe a personal guarantee is a backup to be pursued in court after lender has already gone through the normal foreclosure process and has suffered a loss.The one action rule applies and is not overridden by the personal guarantee To get a deficiency judgment you would have to either foreclose judicially against a purchase money loan, or, I guess you can get one after a trustee sale if a sold out 2nd or non-purchase money (refi) loan.

Its better to find out what will be allowed than the spend time attracting tenants that wont get approval later.Beyond that, some markets are becoming centralized, meaning a collection of one service or retail segment.
