Although some of the LLCs on your list will be a waste, I would not eliminate all of them from your list.

If they're marginal deals, or worse yet, not really a deal at all, then you've wasted your time and a potential buyer's time.

Also, we found the "handwritten" letters from the direct mail companies don't look "handwritten" so it's kind of a waste.  

It might be a good idea to ask your lender up front how much they'll be looking for in reserves on top of your down payment, so neither of you are wasting the other's time.

If flippers you mean a wholesaler etc. then it's a waste of time.If you have shown a broker/agent your liquidity and proof of funds then eventually you should get lucky finding someone if you are realistic.I do not work on residential and just commercial.

The consensus is that absentee w/ equity mailers (regardless of how good the mailer) is a waste of resources and wondering if there is a more effective strategy to using Direct mail in SoCal. ( ie probates, pre foreclosure, owner occ, etc) I'm not trying to sound like a "Debbie downer" but wanted some advice as to what direction would make more sense while being more efficient.
