HELP!!!I have no buyers- I need some ASAP

I have a problem. I have 2 houses ghat I want to put under contract. The problem is I Am in a very small town and there are no buyers here ( that I know of) that buy in those areas. Both of the properties are not in bad neighborhoods ...they are borderline to being in a warzone. Both are really good deals but I am afraid I will not be able to assign them.  What should i do? Put them under contract and then try to find a buyer???

If the properties are investment grade, there are buyers for them.  If they're marginal deals, or worse yet, not really a deal at all, then you've wasted your time and a potential buyer's time. New wholesalers typically think everything looks like a deal. But then again, when all you have is a hammer, everything looks like a nail.  

The numbers won't lie. If it's a deal, buyers will be available to you with minimal marketing. Price fixes everything...location, condition, etc.
