Some of the projects were with a local partner as well and then the managing chores were split between us.The lending perspective was stiff in the beginning, as I didn't have any experience at all, also no credit score, and that project was only by myself, so the leverage was low, but I could work on a low-price property to start.Fast forward 5 years, I have built a credit score with 2 credit cards under my ITIN of more than 650, and done 4 properties as experience.

Most people that I know just sit on it for decades, while paying property taxes.

Currently i am doing AirBNB Arbitrage. but i want to move into doing fix and flips and long term rentals. my plan is to continue to get more units for airbnb and slowly work my way to getting my first property. but i would love your advice on things 

I've bought a handful of foreclosure properties here in Colorado and am running into an interesting scenario with my most recent purchase. 

@Krystle Glass, I haven't heard of many PadSplit properties in Lithia Springs.

Also see if you can pull up rental  and sold comps in the area using Zillow and Redfin and you have to give a   margin of error in their estimates and see if property appreciation is there for that area in case you are thinking of building equity.

I have a few properties in Durham which I obtained as a 1031 in 2022 or so, and they are currently not really cash flowing.

Also does anyone have any references for realtors in Chicago who are experienced in condos and rental properties?

Also, I have never used a property manager before, is it even feasible to get one for a 60K Duplex with $400-600 a month rent per unit?
