Padsplit Model in Lithia Springs GA

Hello BP Community,

I am a rookie to real estate and a long time lurker on the BP forum. I am seeking some advice on the padsplit market here in Atlanta area. Specifically, the home is located in Lithia Springs. It’s a 4/2 home that was recently renovated, but not fully.  The guest bathroom could use a little updating. With winter fast approaching I need to fill vacancies fast.

I have read through some of the post here and understand it can be a decent cash flow, but I would love some recent  feedback from anyone that’s in the padsplit market in Atlanta on what to expect.   The home does have a long driveway to accommodate cars. It is primarily a family neighborhood with kids.  It’s pet friendly with hardware floors and a fenced in backyard. The square footage however is not that big but enough for the tenants to spread out.  Since it’s such a quiet and family oriented neighborhood, I would like to be mindful of the quality of residents that live here. Any advice or anyone that is willing to connect I would be most grateful. Thank you!
