I encourage you to take a step back and make sure that you know the investment process, the market, and resources before moving forward. 

Had any experience with bank owned properties on the site and if what was the process like?

In my case it involves a lot of expensive equipment, knowledge of flambient photography, a mastering of Photoshop, and a lot of patience for processing multiple exposures plus flash for a single finished photo.

There's also more paperwork and processes that go into S8 than you would a cash-paying tenant. 

So, I'm ignorant to the process lol.

You'll need to know how you're finding tenants and doing the background check, what process you're using to collect deposits and rents and what you're using to create your lease agreement.

I built out our own in house systems and processes, we've automated a ton of the work, have an electrician and handyman who specialize in plumbing for each market with a primary and 1-2 backup cleaners.
