It gives you a more familiar interface that most people deal with, form boxes / drop lists / check boxes ect.Right now I'm working on having it take my purchased  listability xls file and import it into my database file.

The difference in equity recapture isn't going to make hardly any difference for a long time.Bottom line - if you refi, your payment drops $100 bucks (plus you probably skip a month with a payment), so you'll recoup that $1K in 5-10 months.

My perspective on leverage, since I am in the business of leverage (broker/mortgage originator) is if I can reasonably control the down side and maximize the upside with the terms/rate/cost at which I am borrowing at, such as using a fixed 30 year, limited or no prepays, lower margins, non recourse, caps on adjustment periods, risk/equity share, etc I am okay with leveraging near maximum.For me it comes down to terms and cash flow as long as the risks can be minimized and the cash flow profit spread is high enough and stable enough even with stress tests (market drops rents go down XX%, business income goes down XX% or my personal income goes down XX% can I still debt service?)

Ceiling Paint if possible, may have to replace panels it its a drop ceiling as the smoke permeates all the pores4.

As far as money to be made, assuming my numbers don't change (market rent drops or is off) I should cash flow after all expenses (vacancy, capex, ins, etc. prop manage - even tho' I plan to manage myself, I built in PM for future) just under $400/mo, removing PM adds another $200 or so.
