It was a little stressful making a quick decision like that with no experience other than reading books and this forum, but I decided that if I was going to have any success in real estate, I needed to take some risks.

Gary Bailey is spot on with his advice.I would stress moving on to the next guy.

My experience has been that vertical cracks are a sign of stress whereas horizontal cracks are a sign of structural problems.

We use AT&T because they have a good signal at our location.  

I would probably give them notice because you say they're unit is filthy and it sounds like it's going to be difficult to deal with them as communication will be stressful.
