I've got the time and some skills if they're short on time. 

I've also read that you can use your skills and work for them for free, which I am definitely willing to do.

A well written contract offer of sale in my opinion is " A Work of Art"Your offer is going to speak for you when you are not present to defend it - it could be construed and misunderstood by the seller's lawyer, a judge, a jury,  relatives, agents and others the seller seeks for consul. 

Think buying a 50-year-old home in a posh neighborhood for $2 million, sinking about $2-3 million into making it a state of the art mansion and reselling it for $10 million.

Get a feel of what the market is demanding, a feel of dealing with sellers, negotiation skills and then scale up.

This means that the rest of the graduates of these conservatories, simply put, bounce on ****...Please tell me why in the hell anyone will pay these amounts or anything near to learn music, art, or any other liberal art thing...No **** the millennials have Net Worth of $12,000, or whatever it is.

What would lead people to believe that it is anything but a very minute possibility that one can "invest" in real estate without any money, and, even worse, without any experience or skills when it comes to real estate? 

There's lots of people  skills necessary for the buy & hold investor.

Looking for mentor to help me learn and my skill in the real estate game. longterm goal is to build a great real estate business/portfolio and get into development.
