@Peter MacKercher , the desire is definitely there.  

These unknowns must have a contingency plan to ensure that the entity survives such occurrences or is dismantled with assets distributed as desired. 

Desirable neighborhoods are still selling fast, with some selling in less than 15 days, some in 30 days. 

I don't think you'll have cash-flow while you're living in the triplex, but you might pay less in monthly expenses because a lot will be covered by the other $1950 you get from the tenants in your property.It also seems like the area you're investigating is a B class or better area, where you will end up with lower ROI for the higher desirability and stability of the neighborhood. 

Based on results obtained in my first quarter, I don't expect it will be too hard to make a multiple of my former six figure salary, and gain a lot of tax benefits as well.I'm also currently studying for my RE license, more to serve investment needs of myself and fellow investors than out of any desire to become a retail agent....but I'll certainly help out friends, family, and referrals w/ those needs when such opportunities present themselves.I made a hard transition from full-time worker to full-time real estate investor.    

I do not regret going to college because my out of my two bachelors degrees one is very desired and is high paying.

The prices inside of Houston tend to fluctuate a bit and become a bit inflated in higher desired markets which cut cash flow and cap rates tremendously but the deals are still there if you're willing to search for them.

Even if you made an offer with less than the desired EMD the logical, ethical and best thing for this agent to have done is to inform you of the requirement by his seller and see if you'd comply with it.

The rent in our B/C locations is not high enough to add more units and make a desirable return.
