As an employer sponsored retirement, the 401(k) requires a business that is generating earned self-employment income. 

If you’re self managing, finding new tenants is by far the most time consuming part of the job so I try to avoid it and keep good tenants if at all possible.

I would definitely recommend self management so you can learn the jists and how to control tenants.

Make sure you send them the first notice, giving them sufficient time to move out, and then follow the appropriate process for your state or municipality to initiate the eviction if they don't.

If there are any, they are few and far between.Do a count of duplexes in Fountain Hills and a count of Duplexes in Mesa and the answer will be self-evident.

I did it mostly because we were self managing then and I didn’t want our personal names or home address tied to our rentals.
