We buy both local, local turned out of state, and pure rentals out of state There are LOTs of thing you should think of about buying out of state.

I may be a bit biased because I have lost both my sister and my mother in law to cancer in the last 2 years, but even from a purely business standpoint, these referrals should be able to be converted into a dollar amount, if you keep track of your tenant acquisition costs.  

And I didn't want to have to use different colors based on the orientation of the windows providing natural light.I just ran across this great comparison of shades of white by Behr, SW, and BM and thought I'd put it out there since I found it useful.SW aesthetic white is my go to wall color and Behr ultra pure white is my favorite trim color.

I want to approach this problem from a financial analysis standpoint i.e. pure math.
