For this, we just have an LLC set-up and we are both managers of the LLC.

With a partnership, you want to set it up correctly from the start because it can be very expensive to back track after the fact. 

My thought on a co-signer is that it just puts extra pressure on the primary signer(s) to do the right thing and pay the rent for fear of negative impact on and feedback from the co-signer if not...
