From my perspective it is a WIN/win situation

Just be aware of the wholesalers perspective and motivation. 

It would be great from a real estate perspective in my opinion because it would dramatically reduce the seed capital required to start investing in these expensive cities.What are your thoughts?

So like anything don't expect he will be interested in the same aspects as you but overall get buy in and use his perspective.
