I opened an account with a bank at which they would deposit, and so the proceeds were more regular...but the statement that used to come with the check now only occasionally arrives via email.An example is following Hurricane Matthew, I have had no feedback as to the status of my property.

"Occasionally" read the meters and resolve any over or under payment on the tenant's next rent payment or move out statement.It's been working well for us - we get tenants paying the utilities, we don't have any sub metering fees, and almost never have to go there to read meters.Good luck!  

Other items that are ordinary and immaterial such as the occasional switchplate, outlet cover, switch, that need to be fixed can be expensed.

It's informative, and right away I can tell if they remember any French from college.Like many things in life (shampoo bottles, etc), adding some occasional French makes everything... nicer.Seriously, wholesaling is as wholesaling does.
