Most the people I talk to just don't want to go through the hassle of listing the property and want me as their quick fix, but want me to pay them retail.

BUT it didn't deter me...... we have no $$$ of our own..... we buy/hold, my husband has a great job prospect, so I had to be patient.... as our rentals build equity, as he moved up in the world...we collect our property.some we made work...forced to rent our our primary that is in boston (cash cow now)live in flip in a new construction in military town (only one that sold quickly b/c it was neutral)commercial retail shop (complete shot in the dark, cheaper than SFR, and it was $$$ and management FREE!)

I think it is an interesting question because I think that a lot of investors just name the actual business something bland because it's not a business that you use the branding like a retail business would.

I've been a commercial real estate broker for over 20 years specializing in retail properties, so I don't need help understanding proformas, cap rate, NOI, etc.What I do need help with is creating a good system that helps me identify and sift through numerous deals in a a systematic and efficient way.

You'll notice that debt started to massively accumulate in 1981, during the Presidency of the biggest supply-side administration in history (Reagan is the Conservative's fiscal idol, and while I think he was an awesome President for other reasons, it's clear that his administration kicked-off the current debt problem).
