The best tip for me was asking the tenants directly of any issues, in one of the units I learned of a leak which was included in the inspection report.One interesting thing I noticed was, the tenants that were the most messy/kept the worst apartments were also the most rude, entitled, etc.

I help him out wit landscaping cleans ups , dryer safety switch to the door broke and light plumbing like faucet elbow leaking or vacancy i would help with painting and clean ups small stuff but i think im capable of mananging it all myself it doesnt seem that complicated.

You have to deal with the excessive moisture issue (poor ventilation, chronic leaking).Outlets not working in the kitchen is also not a big deal as long it's not a sign of major wiring problems (old wiring, rodent damage, fire damage, etc.).A single busted pipe is also not a big issue assuming it's the only busted pipe and not a sign of other possible leaks due to poor winterizing.
