I dont know how 2nds get recorded in MD, but if I am going to do a 2nd on a property in Texas I would have all the money go to the title co so that they can record ALL liens at closing.

If your property is in that group you need to confirm that you will get a CO. 

I am told they don't offer any favorable treatment for multiple properties, is that common or are there landlord friendly co's that taper their pricing?

Once you can't move towards your goal while being a CO then you leave.
