Most leases have some kind of comment about tenants having to have all utilities on. 

They do all kinds of crazy stuff there!

It's been a month since then, I'm not sure what to do next, do I threaten to evict him, or do I charge some kind of fee for each dog per month?

Or are you vetting early and if they are not a skilled/sophisticated investor you kindly move on? 

Still just in exploratory / learning territory on these kinds of multi-units, would appreciate any advice.

What kind of 1031 exchange would you consider if you have to get a property that is $420k or higher with $120k left to invest?

Even when I price a unit well, I find that the people who come see it seem genuinely interested and then just slowly disappear and I never hear back after the first followup.The strategies I've started using are:-scheduling open-house style showings during a specific window of time so I don't have to make 8 separate appointments-sending reminders to each person who expressed interest before a showing (even if they weren't sure they could make it)-follow up with tenants that I really liked or who expressed the most interestI'm interested to hear from others on the forum what kind of tips and tricks you have to get tenants to seal the deal.

What kind of Refinance loan are you planning?  

i am thinking of using this but i am a lawyer and even though we use docusign a lot in legal stuff.. i still kind of like good ole fashioned ink but my prospectives are out of town too.
