If he was originally on the application you should have discovered the seven evictions (pro-tenant) and gave a big fat NO to rent to them.If he was not on the lease then monthly inspections should have shown unauthorized tenants and also condition issues with the property so you can evict early as possible.

I also completely understand that if you're running many rentals you can't waiver at all and therefore this guy would be told a big fat no, but since this is my one and only rental I feel like I have a little more flexibility.

Just wanted to add that my repairmen are fine with me giving them the tenant's cell and will call the tenant directly to schedule a time to go out (understanding it should be normal rate hours, not emergency).

If its just a tenant trying to get hold of me they can then Press 2 and the number will go to my cell phone.has anyone else done this sort of call screening?

If it is a cell number, try a text and call.Not excusing the lack of responsiveness, but part of the problem is this information is very urgent for you, but not a high priority for the previous landlord.
