Hello BPJust looking for a little insight from all the wonderful and experience investors on BP, here’s my situationI purchased 3 tax liens last year in Lake County Indiana, two of the properties are in Merrillville IN, the other one is in Gary IN.So here’s my issue, I LIVE IN CALIFORNIA....I’m really familiar with the area and I’ve seen all the houses in person so i know the condition of each.Cost of each property#1 $3800 purchase, $1000 lawyer fee, $2000 back taxed= $6800 total investment.

Short sales in particular seem more immune to the potential effects of cash vs. financed portion of the deal.One word on condos - it is tougher to get loans, and you have to either do your own or pay to do diligence on the HOA.

The net effect is that it reduces self employment tax from 15.3% to about 5.1%.By not commingling the two types of income, you'll also reduce SUDA and FUDA as well.I would get EIN numbers for each LLC.

Through 2013 the Mortgage Debt Relief Act protected owner occupants but that expired at the end of last year so I've yet to see how that's going to effect sellers this year.

Lots of ways to do it depending on how much you trust the guy.If it were me Id get the operating agreement for the partnership lined out so expectations are set and open an LLC with 2 person ownership.Let him get the loan in his name, put the thing in a land trust with a third party trustee with fiduciary responsibility like a lawyer, then file a second security deed for whatever you put in.
