It does clearly say in the assignment contract that the assignee (me) may cancel the contract if title is not deliverable by closing date (which is true).I had already emailed the title company today and they said they would be mailing out a check for the earnest money.

That's just a first glance, but that might lead one to lean towards Sacramento as a play for appreciation and rent increases over time, but lean towards Stockton for cashflow today since the prices are lower.... up to you what your goals are.Anecdotally, you hear a lot more people saying "I'm taking my high income job working from home, and moving my 'home' to Sacramento, and just driving to the Bay Area once a month for the monthly work meeting!"

The reason why most contractors are contractors is because they were the D students that didn't invest in an education, and didn't do the right things with regards to becoming credit worthy.
