Sometimes you might have to forward a property tax bill to them and other times they get it directly.Now if it's NN it could be just roof landlord is responsible for, roof/structure, or almost everything like parking lot, utility lines, association dues, etc.In that case it acts more like a gross lease disguised as a NN lease and gets away from the spirit of what NNN is all about and why investors buy them.So my clients we look at absolute NNN, NN with roof warranty that transfers to new owner, ground lease.

If you keep the property, be sure to get any utility and tax bills transferred to an address you can receive them at.

No-o-o-o...If you purchased the real estate, your ownership and P&L starts on the day the property transferred to you. 

If you exchange into another property, you just transfer basis.

@Randall E Collinsthis is where this wholesaling gets a bad name.. in some states Texas there is a carve out in Oregon its not legal unless you close in it first with your own money. 

If not, can I purchase in my name and then transfer it to the LLC?

I am looking for a solution which I can send out leases to tenants for pre-leased units and then ultimately hand them over to the property manager once the project is complete. 

With doing so I found a voluntary title transfer.

2) I have all my properties in my own name currently, and I want to transfer them into my LLC soon, so my question is this: Is there any issue that lenders have lending on rental properties owned in an LLC vs in my own name?
