The quality is perfect, plus when you download and follow along with the powerpoints (http://www.biggerpockets.com/conference/presentations-from-the-2012-biggerpockets-real-estate-investing-summit/, the recordings are (at least the presentations I've listened to so far) very informative and fairly in-depth.

@Dane Price, To add a counterintuitive point to What Bill and Joel just said very well - In many cases the most expensive exchanges are going to be performed by a QI with the least experience - typically an attorney or small QI with no economies of scale so no breadth or depth in the statute.So if it's wise to avoid the cheapest and the most expensive the best thing you can do is to evaluate not on cost but on proven experience and responsiveness to you.

@Alec Khlebopros- brainstorm and come up with 10 locations ....do some basic reserach to see what sort of STR saturation is present ...if any places on the list seem to have low level of Str - explore in more depth

Fast growing large cities like Austin & Atlanta or smaller like Boise, where homes are appreciating due to the increase in jobs and population, 1% is just not possible. 10 years ago during the depth of the recession, yes, but not today.
