I hear a lot of people touting doom and gloom about retail yet they have never owned the asset or specialize in it.They have owned SFR or Multifamily and are on the outside looking in with just a very basic concept of the asset class but not deep level knowledge.

I don't actually deal with them personally but I see it as a regional thing See some on the west coast but not nearly as many as in the bigger cities in the rust belt and mid west and deep south were there are so many distressed assets and clear demarcation of A B C D F neighborhoods.

I am planning to dig deep into a few areas and investigate, meaning actually look at listings, analyze the numbers and talk to people in each area, which may take a while, because being out of State requires you to really study the area vs. knowing your neighborhood which is a given.
