That means you can either convert your existing home into a rental property, or sell it with a new game plan? 

Basically it appears you are trying to convert a duplex to a triplex. 

There are many hidden ones on the mls that are overlooked with wet bars that can be converted or in an area that can be rezoned duplex. 

It needs to be converted to a 2 family but due to no off street parking it will require a variance, blue prints, survey, and an engineer in order to have a chance at converting it.

This is currently rented as a single-family home and my idea is to convert it into a duplex (zoned for duplex).I owe $130K on the mortgage but will need around $350K to convert.
