Also, i reached out to BMO harris bank and Chase bank to get REO details and is not able to get the foreclosure list. 

I suspect these folks are chasing craiglist or facebook or some other on line things and looking at what looks like great deals, instead of dealing with real agents and reality on pricing. 

@David S.It will cost you more trying to chase the seller down.

I have called and spoken to most of the big banks ( chase, B of A, Union, Wells, US, East West, Citi, Schwab) and they only have HELOCs on 1-2 unit primaries.

You will only find yourself placing screws as if you are chasing your tail.  

I will be very clear that I can’t spend 2 years of my life and my team’s life chasing an impossible project.

We never 'chase' an applicant if they don't call back or txt or they don't fill out our app, or leave out info that is what it is, we just move on.

Why not just use a traditional bank like PNC, Wells, Chase... we use chase for all our banking needs and they are great. 

Let's cut to the chase:  they returned the keys to you and told you they would be out by the end of that day. 

But honestly at the point in the market your probably better chasing cash flow than application anyway.
