This may simply be the current owner not wanting to buy a downspout because they're selling it, and it's at least an attempt to keep water away from the foundation, but that might also be telling you that water comes in on that corner.This is tricky to do, but if you can schedule an inspection or visit an open house right after it's rained a lot, you can sometimes see if the basement has a water problem.

Since I attempt to buy and hold through the BRRRR method, I do lean heavily on finding the After Repair Value (ARV) through trusted comparable sales I get from a trusted real estate agent or I located myself of the MLS (multiple listing services).

i bought property at tax sale auction in Dekalb county Georgia, over 12 months ago, now i am doing barment, i published ad news paper, i sent 30 days notices to ex owners and all parties might have interest, and the property now it empty / unoccupied.my question is: if 30 days notice expired and no body redeemed, can i enter the property and start to fix / repair the property, and rent it??

BUT, if you are newer and attempting to learn and they are putting money into the deal i would take a smaller cut because its more experience for you and they are pretty much paying your real estate "tuition".
