Docusign is probably your best bet for e-signatures.

Meaning you don't go back to them for anything.This is just based on my experience, but I'd bet it's typical........

The disgruntled tenant spouting off over every alleged past due repair item could also screw you up.Best bet is to give them $100 and tell them to go get lunch.

And I can look over all systems as much as is indicated.I bet if you figure out the time and $$ spent on an average LTR turn-around, it almost equals out when you look at all of these factors......Plus you get the 3 - 5 times income from a well run STR.... :-)

I would not take a chance on providing a subpar property and get less than stellar reviews.You could list on FB marketplace and try to get some off platform bookings for now.You could contact some local PM's and let them know you have a place available and its condition.

I'd bet if you looked harder you could find something smaller and less expensive with the same return.
