The plan was to live mortgage/rent free and we've achieved it!

If I didn't have the code, we would never close cause the owner wants to sell it but for what ever reason has no motivation to do anything with any kinda of speed, and when there were things that came up on the inspection, if I wasn't able to get in, they'd never get done.

Since shes not motivated. 

I have tried marketing for motivated sellers and cash buyers on Craigslist.

Pairing this with a motivation letter addressed to the seller is also helpful.

We've identified an owner that is very motivated to close a deal, so I want to be competitive, but not short change myself.Thanks!

I started my journey a little over a month ago when I came to the realization that investing in real estate was going to be key to achieving financial freedom.

My office is near Hamilton Ave.We are working on a burn out at this time.The owner has already collected his insurance money, so the motivation is there.He wants more than we are willing to pay, but as you know everything is negotiable.Fire damaged houses can be profitable.There is a service that will report to you all fires in the area.We work with Public Adjustors who represent owners to get the highest possible pay off.Insurance companies are notorious for beating you down and paying as little as possible.
